The owners of this beachside rental property needed to do a quick and cost-effective renovation in order to return this property to the rental market. The goal was to improve the look and functionality of the house and make it more appealing to the hip people attracted to living at Moffat Beach. The result was that the rental yield increased and the house was rented instantly, with great long term tenants

Kitchen Renovation: Before – After

Like many older Moffat Beach homes this house was full of asbestos. Not only was it in the roof, ceilings and cladding it was also to be found in the bathrooms and kitchen. The original apple green kitchen was ripped out and all asbestos safely removed. While the retro look was coming back in vogue, the orange tiles used for the spashback were removed with the brown lino flooring. The space was opened up and and the kitchen given a clean modern look.

Opting for grey base units this was teamed with white subway tiles, white wall units and timber look laminate bench top.

The wall above the wall units was also painted a dark grey to match the base units. This instantly created balance for the kitchen. The timber bench top was teamed with a matching timber floating shelves. This softened the look of the kitchen. The kitchen came from Ikea and was cost effective and a quick fix, however, it is worth noting that the lifespan of these kitchens is not long – 5-7 years max!

The flooring in the main living area and kitchen were changed to a simple stone coloured tile and original parquet flooring was kept for the dining area.
